Why Murcia's property market is booming and what it means for buyers and sellers
Several Murcia hotspots remain in high demand as Simply Spanish Homes helps clients make smart property moves

If you're thinking about buying or selling property in the Region of Murcia, now might be the perfect time to make your move. The local housing market is showing strong signs of growth this summer, with new figures painting a positive picture for both buyers and investors.
In July 2025, Murcia reduced its Property Transfer Tax from 8% to 7.75% and Stamp Duty to 1.5%. These changes may sound small, but they make a real difference for buyers, especially those looking at resale properties or trying to get on the ladder for the first time.
Sales data also shows that the market is really heating up. In May alone, 2,422 properties changed hands across the Region, a 57% jump in activity compared to the same month last year, outpacing the national average.

And speaking of prices, they're going up too. Average home values rose by more than 13% year on year, with resale prices climbing by nearly 14%. Even new builds saw increases of around 11%.
In April, the average price per square metre reached €1,776, but that’s still far more affordable than many of Murcia’s coastal neighbours.
For investors, the rental side of the market looks just as promising. In Murcia city, rental demand is being driven by students, professionals and an emerging tech scene, pushing gross rental yields up to 6.5%.
In coastal areas like San Pedro del Pinatar, it gets even better with returns reaching as high as 10% thanks to booming tourism and a tight rental supply.

Regional tourism in particular is skyrocketing. July saw an 80% occupancy rate and August is expected to hit 90%, driven by more than €5 million in regional aid to support hotels and rural getaways. With tourism up by 33% since the pandemic, this kind of growth feeds directly into the real estate market, especially along the coast.
Whether you're buying a permanent home, an investment property or just looking for a holiday base, the message is clear. Murcia is on the up and early movers are likely to benefit the most. But making the right property decision in Spain still depends on one thing - having the right team on your side.
That’s where Simply Spanish Homes comes in. Based in Murcia and operating throughout the Costa Cálida, Costa Blanca and Costa de Almería, this small but dedicated estate agency offers a complete property service that goes far beyond just buying and selling.
Their multilingual team of experienced agents takes the time to understand exactly what you’re looking for, whether that’s a golf resort villa, a quiet countryside finca, a modern apartment or a holiday rental hotspot.

They even offer personalised inspection visits to help buyers feel confident in their choices before signing anything.
If you're selling, they use their deep understanding of the local market to get your property in front of the right buyers fast. Their strong relationships with other agents in the region also mean you’ll have access to a much wider audience, all without the headache of managing multiple listings.
If you're ready to take the next step in Murcia, Alicante or Almería, they’re ready to help.
