Murcia and Cartagena among Spain's hottest property markets as prices continue to climb
San Javier recorded the Region's biggest annual increase with house prices soaring by more than 26%

Buying a home in the Region of Murcia is becoming increasingly competitive, with demand continuing to outstrip supply in many of the area's biggest towns and coastal hotspots.
According to the latest figures from property portal Idealista, six municipalities in the Region rank among Spain's 100 most in-demand housing markets, with Murcia city leading the way.
Murcia sits 30th nationally, with the average asking price now reaching €1,621 per square metre, a rise of 15.3% compared with a year ago.
Cartagena follows in 41st place, where demand remains strong and prices have climbed even faster. Homes there now average €1,745 per square metre, almost 19% higher than this time last year.
Molina de Segura is the Region's most affordable municipality in the ranking, with an average price of €1,359 per square metre, although values have still increased by 17.2% over the past 12 months.
The biggest price surge, however, has been recorded on the coast.
San Javier has seen average property prices jump by an impressive 26.3% in a year, the highest increase anywhere in the Region. Homes there now cost around €2,394 per square metre, making it one of Murcia's fastest-rising markets.
Nearby San Pedro del Pinatar remains the Region's most expensive municipality included in the study, with average prices reaching €2,400 per square metre, up 17% year-on-year.
Mazarrón also makes the national top 100, with prices rising by more than 20% over the last year to an average of €1,903 per square metre. Águilas narrowly misses out on the ranking but has still recorded annual growth of more than 16%.
The figures highlight just how quickly the Region's property market is moving. Every Murcia municipality included in the study recorded annual price growth of at least 15%, with several approaching or exceeding the 20% mark.
The trend reflects what's happening across much of Spain, where buyers are increasingly looking beyond the country's biggest cities. Coastal towns and commuter areas are seeing some of the strongest demand, driven by a mix of local buyers, second-home owners and overseas purchasers.
