House prices are continuing to climb across the Region of Murcia, with two towns seeing annual increases of more than 30% and several popular coastal areas now averaging more than €2,000 per square metre.

 

The latest figures show that the average price across the Region stood at €1,681 per square metre in August. That was unchanged from July but represents a 13.8% increase compared with August 2025.

 

Prices have risen by 2.8% over the past three months, although they remain 20.9% below the Region’s record of €2,125 per square metre, set back in July 2006.

 

Abanilla recorded the biggest annual increase, with prices jumping by 35% to €1,426 per square metre. The figure is also a new record for the municipality.

 

Bullas wasn’t far behind, with prices rising by 31.6% to €608 per square metre. Despite the huge increase, it remains one of the cheapest places in the Region to buy a home.

 

Archena recorded the third-largest rise, with prices up 28.5% to €887 per square metre. Ceutí, Santomera, Lorquí, Villanueva del Río Segura and Alcantarilla also recorded annual increases of more than 20%.

 

On the coast, La Manga del Mar Menor remains the most expensive area, with an average price of €2,454 per square metre, up 16.4% over the year. Los Alcázares follows at €2,144, with San Javier at €2,117, Torre Pacheco at €2,112 and San Pedro del Pinatar at €2,003.

 

Mazarrón has also seen a particularly strong rise, with prices up 21.5% over the year to €1,978 per square metre.

 

The picture isn’t entirely one of constant increases, however. Several coastal municipalities recorded monthly falls during August, including San Pedro del Pinatar, Torre Pacheco, San Javier, Águilas and Los Alcázares. Despite those recent drops, prices in all of them remain higher than they were a year ago.

 

Among the larger cities, Cartagena has edged ahead of Murcia, with prices averaging €1,743 per square metre compared with €1,740 in Murcia. Both have seen annual increases of around 11%.

 

At the cheaper end of the market, Alguazas remains at €505 per square metre, while Abarán recorded the only annual fall in the Region, with prices down 8.6% to €546.

 

Several municipalities have also reached new record prices, including Abanilla, Alhama de Murcia, Lorca, Puerto Lumbreras and Santomera.
