Homeowners in Spain can claim €30,000 to turn empty homes into rentals
The State Housing Plan grant is aimed at properties left vacant for two years or more

Owners in Spain who are willing to renovate an empty property and put it on the rental market can now apply for a grant of €30,000, with the amount rising to €35,000 for homes in rural areas.
The money comes from the State Housing Plan 2026-2030, and it has a different aim from the aid for insulation or accessibility improvements. The idea is simply to increase the number of homes available to rent by bringing vacant properties back into use.
The main condition is that the property has been empty for at least two years and that the owner agrees to offer it for affordable rent for a minimum of two years once the work is finished. The grant is meant to cover the renovation needed to make the home fit to be rented out.
The details will be decided locally, so regional governments will publish the application deadlines and conditions in their own official gazettes. The Region of Murcia, for example, will receive €308 million in this new phase of the plan to pay for all of its aid packages.
Experts have pointed to modernising the country's housing stock as one way of easing the shortage that's pushed up rents, the cost of buying a home and mortgage payments. Plenty of properties stand empty because their condition is poor or because they don't meet the requirements to be offered for rent, and nearly half of all homes in Spain are more than 45 years old, which affects their upkeep as well as their energy efficiency and accessibility.
The State Housing Plan also includes subsidies for new builds, land development, energy and accessibility improvements and help for young people renting or buying a home. Vulnerable groups such as victims of gender violence and people with limited resources are covered too.
